Description of Project / Work:
Project Definition:
Further to the recent program expansion of the BIQA Division project completed in April 2013, CRA would like to construct a new medium-sized meeting room that can accommodate 14 people, and expand the Director's office, which would involve moving the existing wall and door to the standards allowable for a Director (ML2 level). There will be requirements for changes to the Mechanical incl. HVAC, Electrical and lighting systems in the general office area to accommodate new workstation layout.
Scope of work includes but is not limited to the following:
Contractor to refer to issued Tender plans & specs from Consultant + this front end documents for full scope of work.
Contractor to conduct own site measurements, verify, document and take photos of existing site conditions prior to construction. Contractor to make good all areas disturbed by construction.
Requirements to complete the sprinkler work associated with this project (after hours work).

Awarded Contractor will be responsible to contract a licensed fire life safety company to manipulate the fire panel so that the sprinkler mechanic can complete piping changes. This requires system password identification and monitoring center contact information – the system is not proprietary however, contact details for three (3) Fire alarm contractors, familiar with the system for this location, were indicated in the specs and would be the recommended to be contacted for pricing.

SITE ISSUE/CONSIDERATIONS:
Awarded Contractor is to keep the downtime of affected area to an absolute minimum. Required materials should be either on-site or in the contractor's possession before any physical work commences. The contractor will be required to protect all interior surfaces of the building during the project and a full cleanup will be done at the end of each work shift. Awarded Contractor to make good all areas affected by construction.

Bidders have to have a clear understanding of existing site condition prior to submitting a bid. The Consultant will distribute Site attendance sheet for GC’s signatures at the site visit. GCs to ensure they sign Site attendance sheet prior to leaving the site.
