Description of Project / Work:
PW 156414 - Replace Cladding on Penthouse Roof
Scope of work includes but is not limited to the following:
 

• Temporary scaffolding and building wrap to be constructed around the mechanical penthouse and removed after completion of re-cladding.
• The existing cladding and flashing (both at the roof and base of the mechanical penthouse) is to be removed.
• The flashing is to be replaced with new pre-finished steel flashing.
• The cladding is to be replaced with ribbed pre-finished steel cladding, 3” insulation, on steel framing with a pre-finished steel liner on the interior. The exterior finish is to be Silicone Modified Polymer finish which is a durable weather resistant coating.
• All connections to existing mechanical equipment and louvers are sealed. Work on condensing units (including shutdown & draining) are to be conducted only on a weekend. Contractor to conduct shutdown and drain the system for a short period (on a weekend) in order to disconnect the hose to remove and later install new cladding.  The system should remain operational through entire duration of  construction. The pipe would be threaded through the cladding.  The system would be shut down for 2 short periods so temporary cooling would not be required.
• The wooden masts for antennae are removed and replaced with steel posts (GC to provide a separate price for this)

• Install non-penetrating galvanized steel guardrails at roof perimeter edges at the Main, Lower, and Penthouse roof areas.

• Installation of fixed caged ladder as shown on the drawings to facilitate access between the Lower and Main roof levels.

• Installation of fixed guardrail at roof perimeter edges as shown on the drawings at the Main, Lower, and Penthouse roof areas.

• Crane may be required to hoist materials to rooftop areas. It is estimated material hoisting would be temporary, approximately 1 day to complete. Possible locations for placement of crane include loading dock at back alley and/or parking area adjacent to 4th Street. These locations may impact operations for post office (at loading dock) and disruption to tenants for parking facilities. If these disruptions are not feasible, permits from the City of Prince Rupert could be obtained for temporary closures to sidewalk and partial traffic diversion at 3rd Street and/or 2nd Avenue to facilitate crane and material lay down as required. Due to power lines running parallel to back alley, it is not recommended to locate crane equipment in this area without prior consultation with BC Hydro.
• Alternatively, the guard/cladding can be fabricated in segments and carried through stairways to rooftop or transported via fixed scaffold, for example, from the building exterior. Tenant disruptions include limited access to stairwells during this time or limited access to location of scaffold erection work areas.
